BASIC FUNCTIONS REQUIRED:
Acquires, maintains, renews and/or terminates residential and commercial leases for U.S. Government (USG) officers serving at Embassy Bangkok (currently around 600 properties). Negotiates, drafts and executes leases as needed for General Services Officer (GSO) signature efficiently, accurately, and timely, obtaining all necessary regulatory, safety, and financial approvals and obtaining financial or size waivers when needed. Provides similar housing services as needed for officers in more remote areas such as Khon Kaen, Udorn, and Pattaya, as well as the consulate in Chiang Mai. Develops and maintains excellent working relationships with real estate agents, landlords and building staff to build relationships necessary to create a successful housing program. Maintains a current, accurate list of vacant properties, assists with housing assignments, and promptly and accurately updates all relevant spreadsheets and real estate data programs, including but not limited to Atlas, the Electronic Model Lease application (eML), the Real Property Application (RPA) and the Building Management Integrated System (BMIS). Tracks and apprises the GSO of all upcoming milestones and deadlines in conjunction with major lease renewals, addresses customer complaints and interacts with the building management for all major leaseholder issues and concerns. Coordinates commissioning and make-ready activities as needed, assists the Housing and Leasing Teams with tasks and projects as assigned.
