RESPONSIBILITIES:
Investment & Land:
• Identify potential areas and conduct market surveys for new service stations.
• Analyze data and conduct feasibility studies to provide necessary information for management decision-making.
• Negotiate and acquire the best land in selected areas for business purposes.
• Conduct desktop land valuation and prepare due diligence and checklists.
• Manage contract signing and land transfer under board approval conditions.
• Lead, follow up, coordinate and troubleshoot across multiple functions to ensure project completion.
• Negotiate with landlords for lease renewals and divestments.
• Understand lease contracts and negotiate details.
• Draft contracts for legal review.
• Prepare document packages for management approval and signature.
• Update and maintain accurate database records.
• Communicate with landlords and prepare consent documents for related parties.
• Prepare monthly reports and present to clients.
• Support annual planning and budgeting.
• Track and monitor the status of all projects.
Retail Leasing:
• Collect information about various types of retail properties, including shops, department stores, community malls and superstores, and arrange for photographs to be taken.
• Visit sellers to discuss their properties, understand their special features and gather necessary information.
• Estimate the value of properties based on market research and analysis.
• Market and promote properties for sale, utilizing various channels and strategies.
• Represent sellers in negotiating with prospective buyers to achieve mutually beneficial agreements.
• Advise clients and assist buyers in making informed decisions regarding property purchases.
• Facilitate the negotiation process to ensure that a price is agreed upon, satisfactory to both parties.
