Building Manager
Proud Real Estate Public Company Limited- Management of the maintenance of building systems, including HVAC, plumbing, electrical, and security systems.
- Ensure that all building systems are functioning properly and efficiently, and that any issues are promptly addressed.
- Develop and implement procedures for routine maintenance and emergency repairs.
2. Staff Supervision:
- Manage the team building operations teams, including maintenance technicians, cleaning and security personnel.
- Provide training, guidance, and support to staff to ensure high performance and adherence to safety protocols.
- Conduct regular performance evaluations and implement development plans as needed.
3. Vendor and Contractor Management:
- Coordinate with external vendors and contractors for specialized maintenance and repair services.
- Negotiate contracts and service agreements to ensure cost-effective and high-quality service delivery.
- Monitor vendor performance and address any issues or discrepancies that arise.
4. Budget and Financial Management:
- Develop and manage the facilities budget, including forecasting expenses and controlling costs.
- Review and approve invoices from vendors and contractors.
- Identify opportunities for cost savings and operational efficiencies.
5. Health, Safety, and Compliance:
- Ensure that the building complies with all local, state, and federal regulations, including health and safety standards.
- Conduct regular safety inspections and address any potential hazards.
- Implement and oversee emergency preparedness and response plans, including fire drills and evacuation procedures.
6. Building Projects and Upgrades:
- Plan and oversee building improvement projects, including renovations and upgrades.
- Work with architects, engineers, and contractors to ensure projects are completed on time and within budget.
- Coordinate with internal stakeholders to minimize disruptions to office operations during projects.
7. Tenant Relations:
- Serve as the primary point of contact for tenants regarding building-related issues and concerns.
- Address tenant requests and complaints promptly and professionally.
- Foster positive relationships with tenants to enhance satisfaction and retention.
8. Documentation and Reporting:
- Maintain accurate records of building maintenance, repairs, and inspections.
- Prepare and present regular reports on building performance, budget status, and any issues or incidents.
- Ensure that all documentation is up-to-date and compliant with company policies and regulations.
- Bachelor’s degree in Facilities Management, Business Administration, Engineering, or a related field preferred.
- Minimum of 3-5 years of experience in property management or a similar role.
- Strong knowledge of building systems, staff management, property codes and regulations
- Proven experience in managing budgets and financial reports.
- Excellent leadership and team management skills.
- Strong problem-solving abilities, diligence in all aspects of work.
- Effective communication and people skills, with the ability to work collaboratively with various stakeholders.
- Familiarity with relevant regulations and safety standards.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and facilities management software.
