•To ensure optimum satisfaction of all occupiers of the common area and facilities of the property.
•Reporting the management matters to the Property Manager daily, and in the event of building emergencies.
• Monitoring, controlling, and organizing on-site staff and ensuring that staff rosters and all holidays are adequately covered.
• Monitoring and controlling the operation of all the sub-contractors such as cleaning, security, pest control, and gardening, to ensure that all services are performed satisfactorily as agreed to in the contract.
• To liaise with the M&E Engineer regularly to ensure technicians are well maintained the building system according to the preventive and operational maintenance plan.
• To be on-call standby 24 hours a day in case of emergency incidents.
• Fully oversee and be responsible for the day-to-day managerial and financial operation of the property, including leading all managerial, administrative, and technical personnel.
• To prepare and operate on yearly budgets; monitor and control expenses within the budgets
• To prepare and propose improvement plans for all aspects of the property and its facilities, including but not limited to cost effective operations, energy savings, access control, building safety and security.
• Conducting annual fire drills, property evacuation procedures and related safety trainings.
• Conducting the committee meeting and annual general meeting of co-owners, accordingly by law.
• Ensuring the smooth financial operation of the property including following up on the outstanding payments.
• To source, scan, compare and negotiate with external suppliers or service providers for any dealings related with the property, including contracts and procurements.
• To communicate, coordinate and deal with all relevant government institutions.
